Maybe you bought a piece of property but don’t have the money to start building your home. You think that rather than rent while you try to save, you could live in a shed. After all, you’d save money a lot faster than if you had to put out $1,200 a month for rent. Or, maybe you’re tired of the weight that material things bring to your life and decide to downsize. You think the tiny house movement is for you. But wait, are there laws about turning a shed into a tiny house? What does city hall have to say? “Funny you should ask,” said Kelly Getz, code compliance officer with Rockingham County, Virginia. “I am sitting at my desk preparing a court case about someone living in a shed.” You’ve probably heard the stories in the news. Every week someone fights city hall for the right to live as they please—in a shed, tiny house, or tent, even—and lose. They don’t lose because of the size of their house, necessarily. They lose because they don’t meet the relevant codes. “The real question is ‘does my structure meet the Virginia State Uniform Residential Building Code (including obtaining proper permits)?’” said Getz. “If it does not, then the answer is no, you can’t live in the structure.” According to Joe Shifflett, building specialist with Rockingham County, “Any structure intended to be used as a habitable living structure or dwelling will be viewed by Rockingham County as a single family home, this means all applicable building and zoning codes and regulations will apply.” So, what’s the difference between a “single family home” and a shed? Actually, there are many. Primarily, construction based on engineering parameters which make the building able to withstand the elements is paramount. One manufacturer spaces the rafters further apart than the other, and yet another company offers pressure treated flooring. How do you know if, in your shopping, you’re comparing apples with apples? Or, if some of the selling points are really necessary? Since your shed will house precious things, you want to do business with a company you can trust. Therefore, it helps to begin your shopping experience learning what some shed companies don’t want you to know. How far apart should the rafters be on my storage building? While it’s customary with some storage building manufacturers to space wall studs and roof rafters 24 inches on center, spacing them closer is preferred. Roofs with rafters closer together can handle a heavier load of snow. If you don’t want to scrape snow off the roof of your shed every winter, make sure that your manufacturer spaces them 16” apart. If snow isn’t a concern, consider that closer rafter spacing, and closer stud spacing in the walls, makes a stronger building. Are double top plates required in a storage building? The top sill plate is what builders call the board that stretches along the top of the wall, that the roof rafter sits on. When shopping for your new shed, ask the sales rep if the double top sill is lapped. That means that the boards that make the sill overlap each other in the corners. Also ask or check if both the plates are a 2×4 lumber some manufacturers will use 1-2×4 and 1-1×4 and still call it a double top plate. Another thing to consider in the corners. - Shed Maintenance – How to Care for Your Shed (part 1 of 2)
Shed Care: Three DO’s and DON’Ts of Shed Maintenance (Part 1 of 2) You’ve spent good money on your storage shed. You want it to last a long time. Let’s look at 3 really basic things you should do–or should not do–that will dramatically improve the useful life of your backyard building. Now, we know that maintenance takes time, and Saturdays are precious. But we believe a storage shed worth having is a storage shed worth keeping. The simple fact is that if you want to keep it, you have to maintain it. On the cheery side, much storage shed maintenance is fairly simple, and is only needed every few years. Shed skirting ideas Backfill rules Paint Shed Care Essentials 1. DO: Skirt the shed. Particularly with sheds that have been set on blocks, there will be a space between the ground and the bottom of the floor system of the shed. While this is not necessarily a problem, it can be unsightly, and many homeowners’ associations have skirting requirements for a shed that has been set up this way. The important thing to remember when skirting your shed is to maintain adequate ventilation. The most common method is to use some type of lattice. This hides the underside of the shed, but it also easy to yank back off to adjust the leveling if the shed should settle unevenly. As long as the animals stay out from underneath, there’s no problem with this, but it doesn’t look as finished. Other possible solutions include pressure-treated lumber, vinyl mobile home skirting, or metal. But again, if you do use lumber or metal, make sure that you install foundation vents to allow some airflow under the building. 2. DON’T: Backfill dirt around it. Wooden storage buildings are not intended to be retaining walls. Do not fill in the “air space” around the bottom of your shed with dirt. This causes several problems. First, it places potentially damp dirt in direct contact with the wood sheathing or siding. This contact will quickly rot the wood. It also allows water running off the roof to splash more directly back onto the siding. Second, in extreme cases when it is really piled up against the building, it may allow run-off water to run against the siding, and even to enter the shed if the backfill level is above the floor. Third, it does not allow adequate ventilation of the floor system. This can cause condensation to build up on the underside of the floor plywood, and eventually rot the floor from the bottom. 3. DO: Paint it. This should go without saying, but if your building is covered with wood siding and trim, you will need to put a on coat of paint (or stain, depending on the type of wood) every 5-10 years. (We use Sherwin-Williams Duration®, which comes with a limited lifetime warranty, and so lasts much longer than what you will get with cheaper sheds.) Re-painting your shed is a relatively inexpensive process, particularly if you do it yourself. Most average “Harry Homeowners” will be able to paint the average sized shed in three-fourths of a Saturday, using between 3 and 4 gallons of paint or stain. Obviously, this maintenance item does not apply to maintenance-free exteriors like vinyl siding. If the sight of wet paint dripping from a brush makes you ill, you should at least consider a low maintenance siding like vinyl. Consider Your Storage Shed Options Our service techs find that many people, once they start looking at the cost of repairs, think about getting a new shed instead. So be sure to make a complete list of what it will take to get your shed back in tip-top shape. You don’t want to spend 3/4 of the cost of a new shed, and end up with a shed that’s pretty outdated. In fact, occasionally we are able to give you a little credit on your new shed, and sell your old shed for you. It doesn’t hurt to ask! If you are deciding whether to repair or replace the shed, it may be helpful to factor in the time and aggravation spent moving the stuff and disposing of the old building. DO’s and DON’Ts of Storage Shed Maintenance As we discussed in Part 1 of Shed Care, there are many things you can do (or not do) that will improve the useful life of your backyard accessory structure. By taking a little extra time and money, with 4 tips here you can add 10-20 years to the life of your shed. It takes a little time, but it’s worth it! We have picked up a 35-year-old shed built by Benny Byler, and maintained by the owner–and because it was still in good shape, were able to turn around and sell it. What you DO and DON’T DO to your shed are both important to keeping it healthy, so read on for four handy tips. Flying objects — keep them away Floor — keep it coated Heavy objects — keep them distributed Roof — if it leaks, fix it now! Shed Maintenance – 4 Keys 1. DON’T: Throw rocks at it. No, this is not a joke. Particularly with vinyl-sided storage buildings, it is important to mow the grass away from the building. Mowers have a tendency to occasionally throw more than grass, and flying pebbles, doggie bones, or car parts can inflict serious damage to vinyl siding. Besides, even if you know that your grass is free from unidentified (potentially) flying objects, it does not look good to have the bottom half of your shed plastered with grass clippings. 2. DO: Paint the floor. This is a really good idea, particularly when parking mowers and other equipment in the shed that could be likely to leak fluids on the floor. Most home improvement stores or paint specialty stores carry paint specifically for this purpose. The color of the paint is usually some shade of gray, but other colors are available. New sheds that use quality materials come with floors that already have a tough coating on them, and there is no need to paint those unless the coating has worn from driving your mower in and out for years. LP Shed Floor has a special coating on it that is tough, and prevents lawn mower oil spills from soaking in. 3. DON’T: Put your pot of gold in the corner. No shed floor is stronger than its foundation, and most shed foundations are not engineered for intense weight pressures at one specific point. Since most sheds are set on blocks or gravel, they will settle somewhat as the ground goes through its freeze-thaw cycle. You can minimize the negative effects of this settling by distributing the weight as evenly over the floor is possible. This is not something to be paranoid about, but knowing this general principle can save you some time and frustration down the road. In the average storage shed, the heaviest item is a riding lawnmower. Does this mean that the mower has to go directly in the center of the building? Not necessarily. Remember, the important part is for the weight to be distributed evenly, and weight distribution is somewhat inherent in the mower by virtue of its having four wheels. You can still park it at one end of the building, as long as it is somewhat centered in the width. If you to very carefully were to back your heavy mower into a corner and rent the rest of the shed to a family of ¾-ounce field mice, you would be asking for trouble. 4. DO: Replace the roof immediately when you notice leaks. Most storage sheds come with shingle roofs that may last anywhere from 5 to 30 or more years, depending on the type of shingle and surroundings of the building. When you do notice a leak in the roof (usually evidenced by blackened or stained plywood), have the roof replaced immediately. If the problem is allowed to persist, it can begin to rapidly deteriorate the roof sheathing. This quickly creates a much more expensive repair. If it leaks, fix it now. It’s not worth the extra time gained by letting the roof keep leaking or doing some sort of temporary fix. (Tarps do not count as even a temporary fix.) As much as we love your business, we want your shed to last as long as you need it! Staying on top of shed maintenance takes a bit of time, but it will pay itself off many times over in additional years. We often find that for an old shed, people will decide that the cost of repair is too close to the cost of a new shed. If you decide that your old shed is due for a replacement, below are some ideas to get you going.
- Mold! How to prevent mold in my storage shed?
You purchased an outdoor storage building to store the things you value. Whether lawn equipment, woodworking tools, or family heirlooms, you want your things protected from the elements. But sometimes, those elements invade even the best-kept homes and storage buildings, causing problems like mold and mildew. From the construction phase to packing your items, there are several ways to prevent mold in your shed. Begin with proper storage shed construction. Your first line of defense when it comes to preventing mold and mildew in your outdoor storage building is ventilation. A ridge vent in the shed’s roof and gable vents allow hot air to escape without allowing rain to enter. Another place to install vents is in the soffit under the eaves of the building. Soffit vents draw cooler, drier air into the building, pushing the warmer, moist air out. Vapor barriers help to prevent moisture in storage buildings, too. A polyethylene plastic or foil placed on the walls and beneath the floor blocks moisture from outside. If you are shopping for a new shed, ask your storage shed representative if the product comes equipped with these features. If you already own a backyard shed without them, you can install them yourself, or keep a window opened slightly. You can purchase the necessary vents and vapor barrier material at most hardware stores. Regulate the humidity levels. For ideal health and comfort, maintain a relative humidity level in your home between 30-50 percent, depending on the time of year. This level of humidity is also necessary to prevent mold and mildew—whether in the house or in the outdoor storage building. Installing a hygrometer will allow you to keep an eye on the relative humidity levels so that you know when to take action. Run a dehumidifier. If your shed is wired, running a dehumidifier in your outdoor shed will keep the humidity at optimum levels, therefore preventing mold and mildew. Remember to empty the water tank on the dehumidifier twice each day, or as needed. Keep the air moving. Run a fan on low to keep the air moving in your outdoor storage building. Use desiccants. A desiccant is a substance that draws moisture to itself. You can buy commercial desiccants, like Damp-Rid. Other things to try are dishes of charcoal briquets or cat litter. Practice smart packing techniques. Before stashing anything in your shed, make sure it is absolutely free of moisture. Damp umbrellas or hammocks, bikes that have not been dried, and swimming or boating equipment are notorious for molding once put away wet, in the dark, and forgotten. Also, avoid stacking boxes of things along the exterior walls. Leave a gap of several inches to promote air flow. The more air circulation you have, the less moisture will hang around. Remember routine storage shed maintenance According to Mike Delaney of SERVPRO, routine maintenance is a key factor in preventing mold and mildew from occuring. Painting the storage shed with a high-quality exterior latex like Sherwin Williams Duration® will provide a mildew-resistant coating. Delaney also recommends checking the shingles on a regular basis. “Moss on shingles,” he said, “is due to moisture and lack of direct sun exposure.” To solve this issue, trim nearby trees and shrubs to allow sunlight on the roof. Moisture under the building also is a contributing factor. “The unit should be off the ground with air flow underneath,” he said. Of course, regular mowing and weed eating up next to the building is essential. Finally, regularly check your storage sheds for leaks. Check the doors and windows, including the thresholds and door sweeps. Also, check the roof for signs of leaking. Use caulk where necessary. - LP SmartSide vs. T1-11 Siding for Sheds
LP SmartSide vs. T1-11 Siding: What are the strengths and weaknesses of each? A history of Shed Siding Let’s first consider where we have come from. Back in the day on the farm many out buildings were constructed using oak or even chestnut boards, usually grown locally and purchased at the local sawmill. Most having been topped with a metal standing seam roof gave many years of service, all while developing that great dark gray rural American look. Some might even have become a bill board at some point during its life. The old American shed siding has a classic, grayed look. T111 Siding: A Hit from the 60’s In modern America our needs have changed a great deal from those early years and so have the demand for building products to meet those needs. In the 1960’s a product hit the market which is commonly known as T1-11 siding. T1-11 siding is a plywood based product with grooves cut into the outer layers to give the appearance of Board and Batten or Shiplap siding. This new product offered some great advantages as compared to other products of that time. It came in 4×8 sheets and was easy to install using normal cutting tools and a hammer and nails. That, combined with the fact that if installed properly it actually added strength to the structure, made T1-11 a real option to consider. It could be either stained or painted, which again made it suit a wide number of customer demands. Like many things from the 60’s it took some time for the disadvantages to become evident. The largest of those short comings being the maintenance required to keep T1-11 siding free from water and insect damage. If stained, the siding needs to be refinished every 3-5 years. If painted it needs to be repainted every 8-12 years. I don’t know about you but I am not willing to re-stain something the size of my shed every 3-5 years. Another issue was the installation itself of the siding both stained and painted. All of the seams must be flashed and sealed to prevent water from entering the unprotected edges of the siding. Any moisture entering the siding will cause de-lamination which will mean in many cases costly repairs need to be made. Many installers both professional and do-it yourselfers did not do this properly. As these issues and others continued to arise the need became clear for an alternative to T1-11 that would require less maintenance for the homeowner. LP Siding: Scientific Advances In the 1980’s OSB (Oriented Strand Board) products begin entering the marketplace. That included siding products from a number of manufactures including LP (Louisiana Pacific). Those products for the most part were lacking in many ways and were eventually pulled from the marketplace. In 1997 LP re-entered the market with a new much improved product called LP Smart Siding and later LP Smart Panel siding. Although this product was designed to have the same outward appearance as T1-11 it is clearly different in its construction. LP Smart Panel comes with a resin-saturated overlay for protection and a base for painting. These products also featured what they refer to as Smart Guard. This process consists of the wood flakes used to form the siding are first coated with zinc borate before being pressed into siding along with resins and marine waxes. The end result is a product that is extremely water resistant and insect resistant. Now flashing forward to 2016 we have had many great years of service from these new generation LP products. They have proven to be both durable as far as impact resistance and even more important resistant to both water damage and insect damage. They are also far less prone to cracking and shrinking due to exposure to the sun than the old T1-11 product.
